Read more →Nobody publishes these numbers, so every conversation starts from nothing. Here is the arithmetic we use, including the two lines that are specific to South Africa.

Cabin volume first, because it drives timber, insulation and heater together. A two-person cabin is roughly a third of the material of a six-person one and half the heater.
Glass second. A full-height glass wall is a heavier frame, more careful sealing and a bigger heater to cover the loss. Budget it as a meaningful percentage of the cabin rather than as a finish.
Slope third, and this is the South African line. On a level Constantia lawn a cabin sits on a granite or brick plinth. On a Camps Bay terrace it sits on galvanised steel posts bolted into the retaining wall, and every panel is carried down a flight of steps by hand. That difference is real money and we put it on its own line so you can see it.
Services fourth: a three-phase run from the board, a drain with a fall, and the structural check if anything holding water is going onto a deck. On a house under construction these are nearly free.
Whether you need a chiller at all. In a Cape or Highveld winter, municipal water arrives cold and the nights are genuinely cold, and a shaded, insulated, lidded tub sits in the low teens from May to September with nothing plugged in.
A household that wants cold water on winter mornings and is relaxed about February can skip the compressor entirely, which removes a substantial chunk of both the capital cost and the running cost. We raise this before quoting rather than after, because it is the single largest saving available on most Cape projects.
If you want 8 °C on demand in January, or you are on the KZN coast where the ambient never drops, then the chiller is not optional and we will say that just as plainly.
Take a four-person cabin with one glass wall on a moderate Cape slope, with an insulated hardwood plunge and no chiller. Roughly: timber and insulation the largest block, glass and frame next, heater and controls a modest slice, steel sub-frame and access labour a meaningful one.
Add a chiller with filtration and ozone and it becomes one of the two largest items in the quote. That is why the question of whether you need one matters so much to the total.

None of it is waste. It is where money goes when the cabin is also the view from the house — but it should be chosen with the number visible, which is why our quotes itemise it.
A 9 kW heater pulls full load during heat-up, twenty to forty minutes depending on insulation, then cycles at a third to a half of nameplate. An evening session is closer to 4-6 kWh than to 9.
Scheduled into your solar window — which most South African households now have the hardware for — a large part of that comes off the grid entirely. It is a timer and a relay, cheap at build time.
A chiller, where it is needed, is the seasonal line. In a Cape winter it barely runs. In a Durban summer it is the largest item in the installation's running cost, and shade, insulation and a lid are worth more than the next size of compressor.
Six months inland, three months at the coast and in the bushveld. Coastal visits include a corrosion inspection because Indian and Atlantic salt both attack fixings continuously. Bushveld visits include a dust inspection because a blanketed condenser cannot reject heat.
This is not an upsell. It is the difference between equipment that lasts eight years and equipment that lasts three, and it should be in your budget from the start.
When you have three numbers for the same room, ask each builder these in writing.
Do I need a chiller, and in which months? A builder who says yes without asking when you want cold water is selling a machine rather than solving a problem.
How is the cabin fixed on this slope, and who checked the structure? On a terraced or cantilevered site the only acceptable answer involves an engineer.
What grade are the fixings, and does it change at the coast? A4 stainless within reach of either coast, and nothing less.
What is the service interval for my location and what does a visit include? Six months everywhere in the country is a manual answer, not a South African one.
When one number is dramatically below the others, the saving is nearly always in four places, all invisible on handover day.
Insulation thickness and quality, which in this country decides whether you need a chiller at all and therefore moves the total more than any other single choice.
The sub-frame on a slope. Steel posts properly bolted into a retaining wall cost more than timber bearers sitting on packed soil, and only one of those is still level in five years.
Fixing grade. Plated screws within reach of either coast bleed rust down pale cladding within a season, and the repair is a cladding panel rather than a screw.
And the electrical work: a dedicated, correctly rated, RCD-protected circuit with a certificate, rather than a spur off something convenient. If a quote does not mention a certificate, ask why.
Build the plunge and the deck first. In the Cape it may need no machine at all, which makes it the cheaper half as well as the half you will use more in winter.
Put in the services for the sauna at the same time — drain, conduit, cable to the board and ideally to the backed side of it — while the ground is open. Then add the cabin in a later phase.
Services are what costs money to retrofit. A cabin is not. Getting that order right is worth more than any discount we could offer, and it is the advice we give most often on site visits.
