The slope line: steel, the carry and an engineer

On a level Constantia or Bryanston lawn a cabin stands on a granite or brick plinth and the footing is a small line. On a terraced Camps Bay, Bantry Bay or Clifton plot it stands on galvanised steel posts bolted into the existing retaining wall, levelled above the fall, and that frame adds R22,000 to R58,000 depending on height and access.

The carry is the second half of the slope. When the truck stops at the road and every panel goes down a flight of steps by hand, the labour is real, and we show it as its own line. If a plunge tub is going onto a cantilevered deck, add an engineer's opinion: a full tub is close to a tonne on a small footprint, and that is not a judgement we make by eye.

The hail line: roofs and glass on the Highveld

Johannesburg and Pretoria get severe summer hail. An outdoor cabin there gets a heavier roof sheet with a proper fall, impact-rated glass wherever the glazing faces upward, and plant tucked under an eave. It is a modest addition at build time and far cheaper than replacing a shattered roof after one February storm. The Highveld adds a second cost that has nothing to do with weather: altitude. At about 1,750 m the air is thinner and carries less heat, so the heater is sized up — a four-person cabin that would take a 9 kW heater in Cape Town may need the next size in Sandton. The correction is printed on the drawing rather than buried in the total.

Heater, electrics and the certificate

South Africa runs 230 V single phase and 400 V three phase. Heaters up to about 8 kW can run on single phase; above that you want three phase, and bringing it to the board costs R18,000 to R60,000 if it is not already there. Every heater circuit is installed by a registered electrician and signed off with a Certificate of Compliance, which you will need when you sell the house.

Two optional lines are worth considering here and nowhere else in Africa. A battery-backed chiller circuit, R34,000 to R78,000, uses the inverter you bought during load shedding so the plunge never drifts. The cold plunge: the chiller you may not need

In the Cape and on the Highveld, winter mains water and cold nights keep an insulated, lidded tub in the low teens from May to September with nothing plugged in. That is why an unchilled hardwood tub at R36,000 to R58,000 is a serious option here, and why the jump to R66,000–R140,000 for a chilled one is a decision about which months you want cold water.

What the installation price buys

The cabin is drawn to your site, built in our Istanbul factory, dry-assembled and checked, then numbered and crated with its fixings, seals and a spares allowance. It is shipped to Cape Town or Durban, cleared, delivered to your gate and assembled by our own crew, who commission it and walk you through the first session. The warranty is 24 months.

The programme is 6–10 weeks from drawing approval, plus the sea passage. Civil works and the cable run from your board are always quoted separately, so you can compare like with like.

Running costs on a municipal tariff

A 9 kW heater draws its full load for the first twenty to forty minutes and then cycles, so a session uses roughly 4–6 kWh. On the City of Cape Town domestic tariff of about R4.14 per kWh for the first 600 kWh a month and R4.94 above that (2026/27, VAT included), that is about R17 to R30 a session; on solar it can be close to nothing.

Servicing is the other running cost: a sauna service visit at R2,400 to R4,200, once a year inland and more often at the coast, and a chiller service at R2,800 to R4,800 where there is one. Questions to put to any South African quote

How is the cabin founded on my site, and who has checked the structure? On a slope the honest answer names steel posts, a retaining wall and, for water on a deck, an engineer.

What changes because I am on the Highveld, or near the sea? Hail-rated roofing and a bigger heater inland; A4 stainless and a drained cavity at the coast.

Is the Certificate of Compliance included? It should be.
