Heat rooms and cold water built for Egyptian summers

We design and build heat and cold rooms across Egypt — a cabin on a New Cairo roof terrace, a bathhouse in a villa basement, a full thermal suite for a Red Sea resort. Everything is specified for forty-degree summers, khamsin dust and salt that is more aggressive here than anywhere on the Mediterranean.

Why it is different here

Three things make Egypt the hardest market we build in

Forty-degree summers beat undersized machinery

A chiller fights the gap between target and ambient. In a Cairo July that gap is over thirty degrees, so an uninsulated basin in the sun cannot be won with a bigger compressor. Insulation, a lid and shade come first; the machine comes second.

Red Sea salt is not Mediterranean salt

The Red Sea runs around 40 parts per thousand, above the Mediterranean and well above the world ocean average. Equipment that lasts in Alexandria corrodes in Hurghada. A4 stainless, sealed plant enclosures and a corrosion inspection at every service are the difference.

The market is resorts, not villas

Roughly 235,000 hotel rooms with a record 46,000 in the pipeline, national occupancy above 80 per cent and Red Sea occupancy above 90 in summer (Travel And Tour World). That means duplicated plant, isolation on each room and documentation somebody signs.

How we work

A workshop in Obour City and a specification that matches the coast

Panels, benches, doors and sub-frame steel are made in our workshop outside Cairo and delivered as sections. You can come and see a cabin in build and a heater running before you choose anything.

We change the specification by location rather than selling one product everywhere. A cabin for Alexandria and a cabin for Hurghada are not the same cabin, and the quote says exactly where the difference is.

Every quote separates access, services and finishes. If it is the lift, the cable run or the stone that makes your project expensive, you will see which.

Questions

Egypt: asked before every project

Do you work on the Red Sea?

Yes — El Gouna, Hurghada, Soma Bay, Sahl Hasheesh, Sharm and Ain Sokhna. Coastal visits are scheduled in blocks so several properties share the travel in the same week.

Is a sauna sensible in an Egyptian summer?

With a cold plunge beside it and the session in the evening, yes. Without cold water it is a hard sell from June to September, and we would rather say so than sell you a room you will not use.

Why is the service interval three months?

Dust and salt. A condenser on the desert edge blankets in weeks, and Red Sea salt attacks fixings continuously. Six-monthly service is a European interval and it does not survive here.

What does hard water do to a steam generator?

Scales it solid, usually within two years on untreated mains. We specify a softener or a documented descaling regime as part of the room and put the interval in the handover notes.

Can you build while our resort is full?

Yes — phased by room, screened behind dust barriers, noisy work in agreed windows. There is no closed season on the Red Sea to wait for.

Do you service equipment you did not install?

Yes, if parts are obtainable. Most of our service calls are for somebody else's installation.

Can a plunge tub go on a roof?

Only after the slab has been checked. A 900-litre tub is nearly a tonne on a small footprint and we will not put one on an unknown structure.

What is the payment schedule?

40% to start the drawing and order materials, 40% when panels leave the workshop, 20% on commissioning.
