Every band is supplied and installed with VAT inside, and every figure is confirmed only after a survey. What moves a project up or down inside a band is mostly covered below; what moves it between bands is size, glass and stone.

The salt line: what the Red Sea adds

The Red Sea is saltier than the Mediterranean — around 40 parts per thousand against roughly 38 — and the aerosol off it keeps a conductive film on every piece of metal nearby. A cabin in Hurghada, El Gouna or Sharm therefore gets A4 stainless fixings instead of A2, a sealed and filtered enclosure for the chiller and controls, a deeper drained cavity behind cladding, and end grain sealed before assembly.

None of that is a fixed percentage; it depends on how much metal and plant the room has, and it appears as its own line in our quote. Alexandria and the Sahel need a lighter version. Cairo needs none of it. The recurring part is the corrosion inspection at each coastal service visit, 14 to 26 thousand EGP, which is what keeps a two-pound fixing from becoming a cladding panel.

The hard-water line: steam and chillers

Mains water across much of Egypt is hard and high in dissolved solids. In a steam generator the minerals stay behind in the tank and bake onto the element; untreated, a generator can scale solid within two years. The fix is either an ion-exchange softener on the feed or a documented descaling routine, and we test the water at the property before choosing, because a coastal villa on desalinated supply has the opposite problem — soft, aggressive water that attacks the tank. Chillers suffer too: scale on the heat exchanger cuts capacity just when July demands the most. Budget a steam service with descaling at 22 to 36 thousand EGP and a chiller service at 19 to 33 thousand, three or four times a year on the coast and twice inland.

Heat: insulation before horsepower

A sauna in Egypt has to keep summer out as well as heat in, so walls, ceiling and floor are insulated harder than a European cabin, and a west-facing glass wall — which gains sun all afternoon — is either shaded or reconsidered.

The cold plunge is where heat costs the most. An uninsulated tub in the sun cannot be rescued by a bigger compressor; an insulated, lidded tub in shade lets a modest chiller cycle comfortably. That is why the difference between 175 and 380 thousand pounds for a cold plunge tub in Egypt is mostly chiller capacity and shell quality, not decoration.

Where Cairo projects spend and save

Apartments in Maadi or Zamalek usually end up with an infrared cabin or a compact sauna on single phase — the cheapest route to a daily session. Compound villas in New Cairo or Sheikh Zayed put a suite in the basement, where the air is cooler and the chiller works less. Roof terraces add 45 to 120 thousand EGP for a steel frame, handling and the structural check.

The saving that works is phasing: build the cold plunge and the shade first, lay the drain and cable for the sauna at the same time, and add the custom sauna later without breaking anything.

Running costs in pounds

A 9 kW heater pulls full load for the first twenty to forty minutes and then cycles, so an evening session uses roughly 4–6 kWh. EgyptERA's household tariff reaches about 2.1–2.6 EGP per kWh in the upper tiers (April 2026), which puts a session at around ten to fifteen pounds.

The chiller is the seasonal line: close to idle in a Cairo January, perhaps 200 to 400 kWh a month in July and August for a shaded, lidded household tub, and double that in full sun. Add the service visits above and you have the true annual cost of ownership.

Duty, VAT and the currency

Equipment lands at Alexandria or Port Said, or at Sokhna for the Red Sea, and we quote landed with 14 per cent VAT (PwC Tax Summaries) and clearance as separate positions. Contracts are in USD or EUR; since the pound was floated in March 2024, the EGP figures on this page are a guide that moves with the exchange rate rather than a fixed price.

Three questions to put to any Egyptian quote

Which fixings are specified, and do they change if the site is on the Red Sea? Anything short of A4 stainless within reach of that water will bleed rust within a season.

Has the water been tested, and is there a softener or a written descaling interval for the generator? Without one, you are buying a two-year appliance.

At what ambient temperature is the chiller rated? A figure at 25 °C tells you little about a 40 °C afternoon.
