What makes a Moroccan hammam project simpler than it looks

The engineering arrives finished; the craft stays Moroccan

Cabin panels, benches, steam fittings and marble are made in our Istanbul factory and dry-assembled there before crating, so nothing is being worked out for the first time in your courtyard. The parts that make the room Moroccan — hand-cut zellige, tadelakt burnished with a river stone, a cedar screen — are drawn by us and laid by specialists who do it every week. Ports that sit close to the work

Crates land at Tanger Med, the largest port in Africa and the Mediterranean with capacity for around 11 million containers, or at Casablanca for jobs further south. Fast-track clearance at Tanger Med runs six to twenty-four hours (Tanger Med; AJ Logistics). A single sauna or steam room takes 6–10 weeks from drawing approval to commissioning; a complete villa spa takes 12–16.

A quotation you can read line by line

Cabin, heater, generator, square metres of zellige, freight, clearance and 20% VAT each get their own position, and the Incoterm is stated before you sign. EU-origin heaters and controls from EOS and Sentiotec can enter duty-free with a certificate of origin under the EU–Morocco agreement (trade.gov). Bands on this site are in dirhams; contracts are in EUR or USD.

How we work

Made in our factory, finished by Moroccan hands

We have manufactured saunas, hammams and steam rooms since 1987: 1,450 completed projects in more than 35 countries, 220 hotel spas and 680 private homes, and 78% of our clients come back for another room. The quality system is ISO 9001:2015, and the heaters we fit carry CE / EN 60335, TÜV and GS marks.

North Africa is familiar ground. On the seawater-therapy floor of the Sofitel Thalassa in Algiers we built a sauna, a steam room, a hammam and a salt wall (2022), a year after work for the El Aurassi and KBF hotels in the same city. Marble slabs, domed ceilings and steam that has to survive hard water are ordinary work for the factory.

Every cabin is dry-assembled and checked in Istanbul, then numbered and crated with its fixings, seals and a spares allowance. Our own crew installs, tests and commissions it, trains whoever will run it, and the warranty is 24 months. Morocco: asked before every project

Do you build outside Marrakech?

Yes — Casablanca, Rabat, Tangier, Fès, Agadir, Taghazout, Essaouira, the High Atlas and Dakhla. The survey is done in person or by video, and the crated room travels from Tanger Med or Casablanca to your door.

How long does a private hammam take?

A single hammam or steam room runs 6–10 weeks from drawing approval to commissioning; a complete villa spa with hammam, sauna and plunge runs 12–16 weeks. Tanking needs a full day between coats and hand-cut zellige cannot be rushed, so those set the pace on site.

Is the equipment duty-free?

EU-origin heaters and controls can be, with a valid certificate of origin under the EU–Morocco agreement (trade.gov). Goods shipped from Turkey fall under a separate agreement that Morocco amended in 2022 to reinstate duty on a list of product lines (Morocco World News), so we check the tariff line for each item and quote landed, with 20% VAT shown separately (PwC Tax Summaries).

Can you work while our riad or hotel stays open?

Yes. Fabrication happens in the factory, so the loud weeks on site are short: demolition, chasing and first fix. We screen the work area, agree quiet hours and keep guest corridors clean.

What maintenance does a hammam need?

Tadelakt re-soaped once or twice a year, the steam generator descaled every three to six months on hard mains water, and a service visit every six months for a commercial room. The intervals go into the handover notes, and a maintenance contract can cover them.

Which currency do you quote in?

The indicative bands on this site are in thousands of dirhams. The contract and invoices are in EUR or USD, itemised position by position, and a project manager replies within one business day.
