We design and build heat and cold rooms across Morocco — a private hammam in a medina riad, a cedar sauna on a Palmeraie terrace, a thermal suite for a hotel in Hivernage. The studio is in Sidi Ghanem, the zellige is cut by hand and the tadelakt is polished with a stone.

Why build here

Morocco has two advantages nobody uses properly

European equipment arrives duty-free

Under the free trade agreement with the EU, Finnish heaters, Scandinavian thermo-treated timber and Italian brassware enter with no duty against a certificate of origin, where MFN rates would otherwise start at 2.5% for industrial goods (trade.gov). VAT at 20% still applies (PwC Tax Summaries).

Tanger Med clears in a day, not a month

The largest port in Africa and the Mediterranean, with capacity for around 11 million containers and expedited clearance in 6–24 hours (Tanger Med; AJ Logistics). A project here is planned in weeks. In a landlocked market the same scope runs four to six weeks longer for no better reason than geography.

The craft is already here

Zellige is cut by hand in Fès and Marrakech. Tadelakt is a living trade, not a revival. Atlas cedar comes from up the road. What we import is the heater, the chiller and the bench timber — everything that makes the room Moroccan is local.

How we work

A studio in Sidi Ghanem and a workshop you can walk into

Panels, benches, doors and sub-frame steel are made in our Marrakech workshop and delivered as sections. You can come and put your hand on the cedar, compare it against thermo-aspen, and see a heater running.

Zellige comes from the workshops in Fès and Marrakech we have used for years — you can stand there and choose a glaze from the kiln rather than from a sample board. Tadelakt is applied by a named person, not by whoever is cheapest that month.

Every quote separates access, services and finishes. If it is the alley, the cable run or the zellige that makes your project expensive, you will see exactly which.

Questions

Morocco: asked before every project

Do you build outside Marrakech?

Yes — Casablanca, Rabat, Tangier, Agadir, Essaouira, Taghazout, Fès, the High Atlas and Dakhla. Trips are scheduled in blocks so several jobs share the travel in the same week.

How long does a private hammam take?

Eight to fourteen weeks from signed drawing. The tanking needs a full day between coats and hand-cut zellige cannot be hurried — those two set the pace, not shipping.

Is the equipment really duty-free?

European-origin equipment is, with a valid certificate of origin, under Morocco's agreement with the EU (trade.gov). VAT at 20% still applies. We quote landed, so it is already inside our figure.

Can you work while our riad or hotel stays open?

Yes — phased, screened behind dust barriers, with agreed noisy windows. Most of our hotel work is done this way.

What maintenance does a hammam need?

Tadelakt re-soaped once or twice a year, the generator descaled every three to six months on hard mains water, and a service visit every six months for commercial rooms. We put the intervals in the handover notes.

Do you service rooms you did not build?

Yes, if parts are obtainable. Most of our service calls are for somebody else's work.

Can zellige be used in a cold plunge?

Yes. It is glazed terracotta on a waterproof substrate and cold water is gentler on it than steam. The grout specification is the part that matters.

What is the payment schedule?

40% to start the drawing and order materials, 40% when panels leave the workshop, 20% on commissioning.
