Private hammam cost in Morocco: what zellige and tadelakt add

The short answer, in dirhams

Zellige is priced by the hour, not by the tile

Real zellige is glazed terracotta chipped into geometric pieces by hand and set face-down into panels. Clay and glaze are a small share of the cost; the cutter's hours are most of it. A dense star pattern in small pieces can take several times the labour of a plain chevron in large pieces over the same square metre, so two quotes that both say 'zellige, 6 m²' can be far apart and both be honest.

For your budget that means one thing: fix the pattern and the area before comparing prices. A full-height zellige room sits at the top of our range. A zellige band at bench height, a panel behind the brass tap and a surround to the slab, with tadelakt everywhere else, puts the room in the middle band and photographs almost as well. Printed ceramic sold as zellige is cheaper again, but it is a different material and should be priced as tile — how to tell the two apart takes about a minute once you know where to look.

Tadelakt: cheap lime, expensive patience

Tadelakt is Marrakech lime, pigment and black olive-oil soap — inexpensive materials. The price sits in the passes: the plaster is laid, compressed and burnished with a river stone several times over several days, then soaped two or three times. A flat wall is quick. A domed ceiling, a curved bench and a basin carved in one with the wall are weeks of skilled hands, which is why the tadelakt band runs from 62 to 110 thousand dirhams for rooms of similar size.

A tadelakt quote far below the others has almost always removed passes. Handover day will not show it; the second winter will, as crazing and dark patches at the splash line. The slab, the steam and the tanking cost the same either way

Beneath either surface sits identical engineering: a liquid membrane taped at every corner, a screed falling 1:50 to the drain, and a heated marble slab — the göbek taşı — at 40–45 °C, with the heating loop spaced closer at the edges because the perimeter loses heat fastest. These parts are made or fitted in our Istanbul factory, where hammam floors have been built since 1987, and they cost roughly the same whether the walls end up tadelakt or zellige.

The steam generator is sized on volume with a correction for the finish: marble and thick stone soak up heat at the start of each session, glazed tile far less. On Morocco's hard mains water the generator also needs a softener or a descaling routine, and that plan belongs inside the price, not after it.

Carry, customs and calendar

In the Marrakech or Fès medina every crate, sack of lime and slab arrives by handcart and shoulder, and that carry is a labour line of its own. Outside the walls it is a truck to the gate and a much smaller figure.

Equipment is quoted landed. EU-origin heaters and controls can enter duty-free with a certificate of origin under the EU–Morocco agreement (trade.gov), and VAT at 20 per cent applies (PwC Tax Summaries). The calendar is set by the site rather than the sea: a single hammam runs 6–10 weeks from drawing approval to commissioning, and the zellige and tadelakt are the slowest weeks in it.

Running costs after handover

A household hammam used three or four times a week costs little in electricity next to a chilled plunge. What it needs is attention. Tadelakt wants re-soaping once or twice a year — 3 to 9 thousand dirhams per room if we do it, a half-day with a cloth if your household does — and a hammam service with descaling runs 4.5 to 8 thousand.

Skip the soap for three years and the plaster starts absorbing water. Skip the descaling and the generator scales solid. Neither failure is dramatic, both are expensive, and both are written into our handover notes with dates.

Where to save and where not to

Save on area, not on grade: less zellige of the real kind, simpler tadelakt geometry, a flat ceiling with good lighting instead of a dome. Do not save on the membrane, the drain, the extract or the slab loop, because those decide whether the room still works in ten years.

If a final 20,000 dirhams is left over, put it into a ducted extract on a run-on timer, so the room dries overnight, and into warm dimmable lighting at bench level. Both change daily use more than another square metre of tile.

Reading a hammam quote line by line

Ask for the zellige in square metres with the pattern named, and the tadelakt in square metres with the number of passes and soapings. Ask for the membrane system by name and the fall to the drain. Ask how the slab is heated and what the loop spacing is at the perimeter, and for the generator's output and descaling interval.

A quotation that cannot fill in those lines is pricing a decorated room rather than a waterproof one. Ours are itemised position by position, in EUR or USD with the dirham bands above as a guide.
