Spas that earn their floor area

Morocco took 19.8 million arrivals and 124 billion dirhams in 2025, and Marrakech alone accounted for around 40 per cent of overnights (Ministry of Tourism; Dabafinance). In that market a spa is not an amenity, it is a category the guest filters on.

Design the circuit, not the rooms

Guests move warm → hot → cold → rest and repeat it. If the plunge is across a corridor, or the rest area has nowhere to put a towel, the circuit breaks and the room gets used once. We lay out the sequence and fit the architecture to it.

Capacity comes from the circuit. In Morocco the hammam is the anchor and it holds people longest, so the queue forms there — which usually means two hammam positions and one sauna rather than the other way round.

Plant, not appliances

A plant room with generator, chiller, filtration, dosing and controls in one serviceable place, isolation valves so one failure does not close the suite, and a maintenance log somebody owns.

We specify what your team can run. A riad guesthouse with two maintenance staff does not need the control system a Marrakech resort has, and giving it one guarantees it stops being used.

The arithmetic, with your numbers

We will not hand you a return percentage. We will build the model with your rate, your occupancy and your treatment pricing, and show how many additional room-nights a year the suite has to earn. If it does not clear the bar, we will say so and propose a smaller room that does.

Hotel & riad spas in Morocco

How much space does a small hotel suite need?

From about 30-40 m² for a hammam, a sauna, two plunge positions and a rest bench, plus 6-8 m² of plant. Less than that and you are building one room, which is fine but is not a suite.

Do you train our staff?

Two days at handover: operation, cleaning chemistry, water testing, what to do when a reading is wrong, and the log. We return at six months to check the log is being kept.

Can a small riad guesthouse justify this?

Often yes, because it moves you into a different search filter and a different rate. We would start with one excellent hammam rather than a thin imitation of a resort suite.
