Design the circuit, not the rooms

A guest's evening in a Moroccan spa runs hammam, then scrub, then cold water, then a long rest with mint tea, often twice over. If the cold basin is down a corridor or the rest room has nowhere to set a glass, people do the first lap and leave. We draw that loop first and then fit walls, doors and drains around it.

Capacity comes from the circuit. In Morocco the hammam is the anchor and it holds people longest, so the queue forms there — which usually means two hammam positions and one sauna rather than the other way round.

Plant, not appliances

A plant room with generator, chiller, filtration, dosing and controls in one serviceable place, isolation valves so one failure does not close the suite, and a maintenance log somebody owns.

We specify what your team can run. A riad guesthouse with two maintenance staff does not need the control system a Marrakech resort has, and giving it one guarantees it stops being used.

This is the part of the work we have done most: 220 hotel spa projects since 1987, including the Sofitel Thalassa seawater-therapy floor in Algiers, where the sauna, steam room, hammam and salt wall had to run on a hotel's maintenance rota from day one.

The arithmetic, with your numbers

We will not hand you a return percentage. We will build the model with your rate, your occupancy and your treatment pricing, and show how many additional room-nights a year the suite has to earn. Budget, programme and handover

A small hotel thermal suite sits at 260 to 560 thousand MAD indicative, and a full resort spa at 570 thousand to 1.25 million, supplied and installed. Rooms are built and dry-assembled in our Istanbul factory while your contractor finishes the structure, so the thermal suite slots into the construction programme instead of extending it.

At handover our crew commissions every room, tests the water, and trains your team on operation, cleaning chemistry and the log. The warranty is 24 months, and a maintenance contract can follow. Send us the floor plan and your target guest numbers for an itemised proposal.
