Hotel spas we have built

Of the 1,450 projects our factory has completed since 1987, 220 are hotel spas — for Hilton, Hyatt, Sofitel, Rixos, Kempinski and the Ritz-Carlton in Istanbul, among others. Seventy-eight per cent of our clients come back to us for another project.

In Algiers we fitted out the thalassotherapy floor of the Sofitel Thalassa in 2022 — sauna, steam room, hammam and salt wall — a year after work for the El Aurassi and the KBF hotel. In eastern Uganda we built the sauna and wet areas of Tororo's Rock Classic Hotel, and in Libya we have delivered commercial as well as residential projects in Tripoli and Benghazi. The most recent African contract was awarded in July 2026 and is in production now: a 774 m² spa in Addis Ababa, 47 sauna cabins, for an international five-star brand.

Lay out the guest's circuit first

Guests go hot, cold, rest and round again. Put the plunge on the far side of a public corridor and the loop breaks: the suite gets one visit per stay, which never shows in a review and never justifies a rate.

So the drawing starts from the circuit — saunas, steam rooms and hammams, plunges, rest — and the architecture follows it. We plan two plunge positions for every eight sauna seats, which keeps people moving at the peak — the hour and a half after sunset at a beach resort, the end of the working day at a city hotel.

Plant that keeps the suite open

Critical plant is duplicated, each room has its own isolation valves so it can be closed without shutting the rest, and a boxed set of spares with part numbers stays on the property. On an island or an outlying resort that box decides whether a fault costs an afternoon or a fortnight.

Where the grid is not the main supply, every guest-facing load — heaters, chillers, lighting, extract — sits on circuits the changeover really feeds, with starts staggered so the generator never sees them all at once. When the lights and the heat fail at the busiest hour, the mosaic stops mattering.

New build or working hotel

On a new hotel the spa follows the construction programme: the rooms are made and dry-assembled in our factory while the building goes up, and our crew arrives when the wet trades are ready for it. In a hotel that stays open we work room by room behind screens, with noise hours agreed in writing and the shoulder season used where the calendar allows.

Training, documentation and aftercare

Handover includes two days of training for the spa and maintenance teams — operation, cleaning chemistry, water testing, the log book — and a visit at six months to see that the log is kept. Staff change; a suite run by people nobody trained is failing by its second year.

What a spa earns, without the sales pitch

It earns through rate, because a property that can honestly list a thermal suite competes in a higher band; through treatments, which depend entirely on staffing; and through review scores, where wet areas are mentioned far more often than their floor area would suggest — kindly when they work, harshly when they smell.

We will not quote you a return percentage without your occupancy and your rate. We will give you the build cost, the running cost and the staff hours, and you can set your own numbers against them.
