Almost everything here sits inside an estate with rules on external works, plant noise and contractor access. We prepare the submission: dimensioned drawing, elevation, plant position and a noise figure.

Working-hours restrictions add a few days to the programme, which we build in rather than discover.

Repeatable stands

Because house types repeat, so do the gardens. We have layouts already dimensioned for the common stand here: a cabin along the boundary wall with a plunge in the corner leaves a usable lawn, which a freestanding cabin in the middle does not.

Altitude and jacaranda shade

Pretoria sits high and hot in summer, cold and dry in winter. Heater sized up for altitude; plunge sited under the jacarandas where possible, because shade is worth more than compressor capacity.
