Garage and basement conversions

A double garage is frequently the best room in a Johannesburg house for a wellness suite: solid floor, drainage usually nearby, no windows to lose and a door wide enough to get everything in.

The decisions that matter are in the build drawing — a drain with a fall, a ducted extract with a run-on timer, and a cable run back to the board, ideally onto the backed circuit while the wall is open.

Security and plant siting

Plant needs to be serviceable without opening the house to a stranger. We site units where a technician can reach them from outside a secured perimeter where the layout allows, which sounds like a small thing and is not.
