Umhlanga is warm, humid and salty all year. It is the one part of South Africa where the climate resembles the tropics we work in elsewhere, and it needs that specification.

Nothing dries on its own

Subtropical humidity means an enclosed room will still be damp the next morning unless it is actively ventilated. Mechanical extract on a humidistat rather than a timer, ducted out, on every hot or wet room.

Vapour barriers continuous and on the warm side, every penetration sealed. A gap here traps moisture in the wall, which is worse than none at all.

Indian Ocean salt

A4 stainless throughout, sealed end grain, a deeper drained cavity and sealed plant enclosures within a few hundred metres of the beach. Plated fixings bleed rust down pale cladding within a season here.

Coastal service visits are quarterly and include a corrosion inspection of every fixing, hinge and latch.

The chiller is not optional here

Unlike the Cape, KZN ambient never really drops. A plunge that is genuinely cold in Umhlanga needs a chiller, sized for a humid subtropical summer rather than a temperate one.
