Does a wellness suite pay back in Mauritius?

More visitors, flatter earnings

Mauritius welcomed 1,436,250 tourists in 2025, 3.9 per cent more than in 2024. Yet tourism earnings to the end of November were Rs 91,224 million, slightly below the Rs 93,574 million of the same months a year earlier (Republic of Mauritius, reported by ATTA). Growth came from India, Italy and Spain, while arrivals from France, the United Kingdom and Germany dipped.

Read together, those figures say that more guests are spending a little less each. For a hotel or a villa that is exactly the context in which a spa matters: it is one of the few ways to raise what a guest spends without raising the room rate.

Villa or resort: two different sums

A resort spa earns treatment revenue and supports the room rate; its test is margin per guest. A villa suite earns through the nightly rental rate, occupancy in the shoulder months and, eventually, the sale; its test is extra nights. Mixing the two produces a business case that flatters one and short-changes the other.

What the build costs in rupees

A rental villa, worked through

Take a villa on the west coast adding a wellness corner at about Rs 600,000, including anchorage. Written off over five years that is Rs 120,000 a year. Add quarterly service, a corrosion inspection, electricity for a chiller that runs every month and the caretaker's time, and assume the annual running cost lands near Rs 90,000 — your own numbers will differ.

At an illustrative nightly rate of Rs 25,000, the suite needs about eight or nine extra nights a year to pay for itself. The real question is whether 'private sauna and cold plunge' moves the villa up the listings in the months when the island is quieter — and whether the suite survives being used by guests who have never seen one, which is a matter of simple controls and a laminated card by the door.

A resort, worked through

A resort adding a small thermal suite at an illustrative Rs 2 million, over five years, carries Rs 400,000 a year of build cost plus plant, service, a spares holding and staff. If a treatment or a premium thermal session leaves an illustrative Rs 2,500 of margin, the suite needs a few hundred sales a year on top of its running cost — a small daily number in a resort of any size.

The honest comparison, though, is rarely spa against no spa. It is a well-run suite against the one the neighbouring resort refurbished last year, and guests notice the difference in their first visit.

The island premium, in rupees

Four lines cost more here than on a mainland: cyclone anchorage at Rs 45,000 to 120,000, the marine upgrade at Rs 60,000 to 150,000 on coastal sites, the sea passage to Port Louis, and quarterly service rather than twice a year. None is optional on the coast; all of them belong in the first budget rather than the second.

Currency, calendar and the cyclone season

Our contracts are in USD or EUR, and many Mauritian villas and resorts also sell to European guests in euros, which narrows the currency gap. The calendar is the tighter constraint: building happens between the end of the cyclone season and the peak, and a suite that misses that window waits a year.

Run the case at today's exchange rate and at a less favourable one, and plan the programme backwards from the season you want the suite to open for.

Running costs, in rupees

A sauna session costs roughly Rs 35–55 in electricity at CEB's top domestic block, shared by everyone in the cabin. The chiller is the steadier line, running every month; a shaded, lidded tub might use 200 to 400 kWh a month in the hot season. Service on the coast is quarterly — Rs 9,000 to 16,000 for a sauna visit, Rs 10,000 to 18,000 for a chiller and Rs 7,000 to 13,000 for a corrosion inspection — and a shutdown-and-restart service around the cyclone season adds Rs 12,000 to 28,000 for villas that stand empty.

Put all of it in the first year's budget. A business case that leaves out the quarterly visits is optimistic by exactly their cost, and a suite without them looks tired within two seasons.

What guests actually notice

Three things reach reviews: whether the water was genuinely cold, whether the room smelled, and whether anything was broken. The material of the tub rarely does. That ordering is useful when money is tight — a correctly sized chiller, a humidistat extract and a service contract earn the reviews, while the basalt and the thatch earn the photographs. Both have value; only one of them protects the rate.

Where Mauritian projects lose money

A mainland specification on the coast, which fails in year three. Anchorage removed to hit a budget. No humidistat extract, so the room smells by the second season and the smell reaches the reviews. And no spares kit or trained caretaker, which turns a small fault into a three-week closure while a part is shipped.
