The syndic decides more than the architect

Most buildings here are under a syndic with rules on external alterations, plant noise and anything involving water above a neighbour. We prepare the submission and we do not start without approval in writing.

An infrared cabin is frequently what gets approved quickly, because it involves no water, no drain and no fixed alteration.

A sheltered bay, which helps

The bay is relatively protected, so cyclone exposure here is lower than on the exposed south-east. Anchorage is still required and still designed properly — it is simply a less severe case than Poste Lafayette.

Rental properties and what survives them

A lot of stock here is rented short-term. That means finishes chosen for daily cleaning, controls simple enough for a guest to use without breaking, and a maintenance routine the managing agent can actually follow.
