Who builds what in the north

In Grand Baie most projects start with a syndic: an infrared cabin or a compact teak sauna for an apartment, approved in writing before anything is delivered. Villas further north have room for the full sequence — cabin, chilled plunge, rinse and a shaded bench — and many are rented while the owners are abroad, so controls are kept simple and a caretaker checklist is part of the handover. The resorts of Trou aux Biches mostly need refits: scaled generators, tired membranes, undersized chillers.

CEB supplies 230 V single phase to most apartments and 400 V three phase to villas and hotels. The bay itself is relatively sheltered, so cyclone anchorage here is a lighter case than on the east coast; the north-east-facing plots around Cap Malheureux take more weather and get the full detail.

From Port Louis to the north

Crates from our Istanbul factory land at Port Louis and travel a short road leg north. While they are at sea, the deck, pads, drainage and cable are prepared, so our crew assembles, anchors and commissions in days. Allow 6–10 weeks per room from drawing approval, plus the sea passage. Send a photo of the space and tell us what is upwind of it; a project manager replies within one business day with an itemised figure.

Service between guests and seasons

Northern properties change hands between guests more often than anywhere else on the island, so the service plan is written for managing agents: a quarterly visit with a corrosion inspection, a water test for every plunge, and a shutdown before the cyclone season for villas that will stand empty. Sauna service visits run 9 to 16 thousand rupees and chiller visits 10 to 18 thousand; the spares kit left on site covers the parts that fail most, so a broken thermostat does not wait three weeks for a shipment.

For a resort refit at Trou aux Biches the same logic scales up: duplicated plant where the suite cannot close, isolation on each room, and a log book the spa team keeps and we check at every visit.

Grand Baie

Grand Baie is the busiest stretch of the island: apartments, syndics, short-term rentals and very little space that is not already doing something.

The syndic decides more than the architect

Most buildings here are under a syndic with rules on external alterations, plant noise and anything involving water above a neighbour. We prepare the submission and we do not start without approval in writing.

An infrared cabin is frequently what gets approved quickly, because it involves no water, no drain and no fixed alteration.

A sheltered bay, which helps

The bay is relatively protected, so cyclone exposure here is lower than on the exposed south-east. Anchorage is still required and still designed properly — it is simply a less severe case than Poste Lafayette.

Rental properties and what survives them

A lot of stock here is rented short-term. That means finishes chosen for daily cleaning, controls simple enough for a guest to use without breaking, and a maintenance routine the managing agent can actually follow.

Pereybere & Cap Malheureux

North of Grand Baie the plots get larger and quieter, and the work shifts from apartments to gardens with room for a proper sequence.

Space for the whole arrangement

With a garden to work in we build the complete thing: cabin, plunge, rinse and a shaded bench under a pavilion, with plant screened by planting. That completeness is what turns a room used occasionally into one used most evenings.

Exposure to the north-east

This coast takes weather from the north-east, and anything facing it gets the full marine specification plus a wind-sheltered position for the plunge. A cold plunge in a stiff sea breeze is a very short experience.

Second homes

Many properties here are owned from abroad and empty for months. Humidistat extract, a written shutdown routine and a caretaker checklist are standard rather than extras.

Where the owner wants it, a simple remote sensor reports temperature, humidity and leaks to a phone, so a problem in March is dealt with in March rather than discovered at Christmas.

Trou aux Biches

This stretch has some of the island's longest-established resorts, which means much of the demand here is refurbishment rather than new build.

What a fifteen-year-old spa looks like inside

Opening one up usually reveals the same four things: a scaled generator, a membrane that failed at the corners, corroded fixings, and a chiller that has been running flat out for years because it was never sized for a tropical year.

We survey before quoting, because a refit priced from a walk-through changes price in week two.

Refits without closing

We phase by room behind dust screens: the sauna is rebuilt in a week while the steam room stays open, then the reverse. Guests lose one room at a time rather than the whole amenity.

Because the new cabins and benches arrive factory-built and dry-assembled, the noisy part on site is mostly strip-out, and it can be kept to agreed morning hours away from the guest wings.

A second life, specified properly

A refit is the moment to fix what was wrong originally: A4 stainless throughout, sealed plant enclosure, water treatment, an insulated lid on the plunge, and a service interval that matches the island rather than a European manual.
