A suite that stands empty for months needs a shutdown routine, a humidistat-controlled extract that runs without anyone setting it, and a caretaker checklist written in plain language.

We also fit simple remote monitoring where owners want it, so a temperature or leak alarm reaches a phone rather than being discovered on the next visit.

Before each cyclone season the caretaker runs through a written routine: loose items secured, the plunge lid strapped, the chiller isolated if the property is empty, and the anchorage straps checked by eye.

When the villa is rented

Many estate villas earn their keep as rentals while the owners are away. That changes the controls — one obvious switch and a timer, not a menu — the finishes, which must take daily cleaning, and the paperwork: a laminated card by the door, a caretaker checklist between guests and a service contract so the managing agent never has to find a technician in a hurry.

The sequence on one deck

Built for the buyer as well as the owner

Many of these villas change hands. A properly documented installation with an operating manual, a service history and a spares list is easier to sell than one with none, and we hand all three over at completion.

Budget and programme

A villa wellness corner — sauna and plunge on one deck with shared plant — sits at 420 to 880 thousand rupees indicative; a full suite with sauna, steam, plunge and plant behind one panel runs 900 thousand to 1.9 million. Rooms are built and dry-assembled in our Istanbul factory and a complete villa package takes 12–16 weeks from drawing approval, plus the sea passage to Port Louis. The deck, anchorage and services are prepared while the crates travel.
