Does a hotel spa pay back in Nigeria?

The Lagos hotel market in 2025

Lagos hotel occupancy stood at about 66.7 per cent in October 2025, and average daily rates reached a record of around ₦205,534, more than double the ₦83,105 of 2023, according to Estate Intel's market tracking. Demand is driven by business travel into Victoria Island, Ikoyi and Ikeja, while new supply has been slow to arrive.

For a spa decision that matters in two ways. Business guests use a sauna and cold plunge in short, frequent sessions, often at dawn or late evening; and in a market where rates are rising faster than new rooms, a facility that lifts a hotel into a higher booking filter is worth more than it was two years ago.

Naira revenue, dollar equipment

Lagos hotels earn in naira and pay for imported plant in hard currency. On the CBN's official NFEM market the dollar bought about ₦1,445 at the end of 2025 and averaged nearer ₦1,550 across the year. Our contracts are in USD or EUR, so a hotel should run its payback with the capital cost converted at a cautious rate and the revenue in naira at today's prices.

Power is the running cost that decides it

A thermal suite's heaters and chillers run on whatever the hotel runs on. A Band A feeder billed roughly ₦209.50 a unit at the end of 2025 under NERC's tariff order. Diesel is dearer: the NBS put the pump price near ₦1,410 a litre that November, and a generator burns about a third of a litre per unit, so the fuel alone passes ₦400. A suite that runs mostly on the generator therefore costs about twice as much to operate as one on a reliable feeder, and solar during the day changes the sum again.

That is why every guest-facing load in our hotel and club spa designs sits on the essential board with staggered restarts, and why the heaters are scheduled rather than left on all afternoon.

What a suite costs to build

The payback sum

Add up a year of running the suite — electricity or fuel, maintenance, chemicals and part of an attendant's wage — plus the capital cost spread over five years. Divide that by what you actually achieve per room-night. The answer is how many additional nights the spa has to bring in each year to clear its cost within five years.

To show the arithmetic only: a small suite at ₦60 million, amortised at ₦12 million a year, plus about ₦8 million a year to run on a mix of grid and generator, is ₦20 million. At an achieved rate of ₦200,000 that is about 100 extra room-nights a year — less than one room-night every three days for a hotel of a hundred rooms. Compare it with your own figures.

Gyms: members, not room-nights

For a gym the sum uses memberships instead. A two-tub recovery zone with a sauna at ₦11–23 million needs a modest number of new or retained members to pay back, provided it is sized for the evening peak and stays cold through outages; a zone that is warm every time the grid drops loses the members it was meant to win. What kills the return

A suite on the non-essential board that goes dark mid-evening. A chiller sized for Europe that never reaches temperature in Lagos. Heaters left running all afternoon on diesel. No named person responsible for the water log, so the plunge turns and the room closes "for maintenance" through the busy season. Each is a design or staffing decision, and each is cheaper to prevent than to repair.

So does it pay back?

For a Lagos or Abuja business hotel with steady occupancy, a compact suite designed around its power supply usually clears the bar comfortably; a full resort-style spa needs a treatment business behind it. For a gym with a real evening peak, a recovery zone is one of the cheaper amenities to justify.
