Saunas and cold plunges on Eden Island and in Victoria, Mahé

Who builds here

Eden Island owners — many of them foreign residents — want either a compact sauna or an infrared cabin for an apartment, or a full cabin and plunge on a marina villa terrace. In Victoria the clients are town-house owners with small plots, and businesses around Providence and Roche Caiman fitting a staff recovery room. A custom sauna or a cold plunge tub covers most of these briefs.

Power and water

PUC supplies 240 V single phase and 415 V three phase at 50 Hz. Apartments are usually single phase, which suits infrared and small cabins; villas and commercial premises generally have three phases for a 9 kW heater. Water is PUC mains in most of this area, fine for a plunge and tested before any steam generator is chosen.

From the port to your door

Cabins are built and assembled once in our Istanbul factory, crated and cleared at Port Victoria, then delivered by van — this is the one part of the Seychelles with no carry and no crossing. Count on six to ten weeks of manufacturing for each room from sign-off, then the sea passage. Send a photo of the terrace or room with its measurements, and we will reply with pictures of finished rooms and a first budget.

Eden Island

Eden Island, the reclaimed marina development off Mahé's east coast, is the one address in the Seychelles where a delivery van reaches the front door and the ground is perfectly flat.

Level ground, same salt

Flat access and trolley deliveries make an Eden Island installation noticeably quicker than a hillside job at Glacis. The salt does not get easier, though: this is reclaimed land in a lagoon, so the full marine specification applies to every cabin and chiller.

Apartments: lift, slab and management

In the apartment blocks we measure the service lift and corridors before designing the panels, and we ask for the terrace's structural drawing before quoting anything that holds water — a filled 900-litre tub is close to a tonne. The management company's approval covers external units and noise, and we prepare that submission.

Marina villas

The waterfront villas have room for the full sequence facing the water: cabin, plunge, shower and a shaded seat. Plant sits in a louvred cupboard on the landward side on anti-vibration feet, because neighbours are close and the evenings are quiet.

Owners who are often away

Many Eden Island homes belong to owners who spend part of the year abroad. The rooms are designed to be left: a humidity-controlled fan that runs unattended, a chiller that holds a low setpoint rather than switching off, and a one-page routine for the property manager.

Victoria

Victoria is one of the world's smallest capitals — a compact grid of shops, offices and old Creole houses a few minutes from the port — and space, not access, is the constraint here.

Small plots, compact rooms

Town plots are tight, so a two-person cabin, a slim plunge and a shower in 8–10 m² is the usual answer. It gets used every evening, which a bigger room squeezed into a courtyard would not.

Wiring in the older town houses can be decades old. An electrician's report on the consumer unit comes before any promise of heater size; often the neat solution is a 4.5–6 kW heater inside thicker insulation, which leaves the house wiring untouched.

Offices and flats above shops

Much of central Victoria is shops with flats or offices above. Upstairs, a wet room over someone else's ceiling needs an engineer and a tanked floor, so the usual choice is an infrared cabin or a dry sauna with a cold shower rather than a filled tub.

Creole timber and fretwork

Timber floors, louvred shutters and fretwork are worth keeping. A wet room beside them needs self-contained waterproofing and a proper extract fan rather than an open window, and in conservation-sensitive streets we keep every change inside.

The port next door

Our crates are cleared at Port Victoria, so a town project waits on the electrician and the tiler, not on shipping.

Providence

Providence is the industrial estate on reclaimed land between Victoria and the airport, beside the port where shipping agents clear and hold imported crates — ours included — before delivery across Mahé.

Where the crates arrive

We have no workshop or showroom on Mahé; our cabins are built in our own factory in Istanbul. What reaches Providence are numbered crates cleared through the port by a shipping agent and held for a day or two before delivery. For a client on the estate itself, delivery is a matter of minutes.

Offices, warehouses and staff rooms

The estate and neighbouring Roche Caiman house offices, warehouses and a growing number of gyms and staff facilities. Level floors, three-phase supply and loading bays make them easy places to fit a recovery room — two cold tubs and a small sauna — or an infrared cabin in a staff area.

Reclaimed land, full exposure

Like Eden Island, this is reclaimed ground at sea level, so the specification is fully marine and the chiller goes in a filtered cabinet.

Close to the airport and the stadium

The estate sits between the international airport and the national stadium at Roche Caiman, which puts it close to the clubs, airline crews and sports teams who ask for recovery rooms. Commercial buildings here usually have loading access and a standby generator, so heater and chiller restarts are staggered on the changeover.
