Saunas and cold plunges for Anse Royale and south Mahé

Who builds in the south

Most enquiries come from families who will use a sauna and a cold tub several times a week, and from guesthouses that want one feature the resorts cannot copy. For them a four-person custom sauna and a shaded cold plunge tub are the usual pair, with a steam room only where someone in the house prefers moist heat.

Beach houses at Anse Takamaka and Anse Intendance are often second homes, and those are designed to be left closed for months without growing mould.

Power, water and running costs

PUC supplies 240 V and 415 V. Many south-coast homes are single phase, which suits a 6 kW heater in a well-insulated two- or four-person cabin; a larger heater may need a three-phase connection, which is quoted separately. A chiller in this climate runs a large part of every day, so we give a monthly kWh estimate with the quote and show how shade, a lid and a slightly warmer setpoint reduce it.

Sauna, steam or both for a family house

Families on this coast often ask whether to build a sauna or a steam room. A sauna is cheaper to build, drier and easier to keep mould-free in a humid house; a steam room suits anyone who finds very dry heat uncomfortable, but it needs wedi-board tanking, a tested water supply and a fan that runs until the room is dry. Where budget allows both, they share one drainage line and one plant cupboard, and the order of use — steam, cold tub, sauna, cold tub — is laid out so nobody walks through the house wet.

An unchilled tub is listed for honesty: in this climate it will sit near 26 °C. The figures are guides for fitted rooms and are confirmed after a survey.

Getting it there

From Port Victoria the south coast is a short drive over the island or along the east-coast road, and most plots here can be reached by van, so installations are quicker and cheaper than on the northern hillsides. Production is six to ten weeks per room after the drawing is signed, plus the voyage from our Istanbul factory. Anse Royale

Anse Royale, on Mahé's south-east coast, is quieter and more residential than the north-west: a long bay, gentler ground and many family homes rather than resorts.

Easier ground, honest budgets

Plots here are often level enough for a conventional plinth and a van can usually reach the house, so a family-sized sauna and plunge is a straightforward job and priced accordingly. Most enquiries are domestic, which means compact cabins and a frank conversation about running costs before anyone signs.

The south-east trades

From about May to October the south-east trades blow steadily onto this coast, bringing spray and welcome evening cooling. Decks are oriented so the wind does not blow straight through an open sauna door, and everything is fixed down against uplift.

Guesthouses

Small guesthouses here compete with big resorts elsewhere on Mahé. A good cold tub and a compact sauna set them apart at a fraction of a resort suite's cost; we size them on the busiest evening, not the room count.

Family houses and running costs

Owner-occupied homes here are used every day rather than a few weeks a year, so running cost matters more than on a holiday villa. A shaded, lidded tub held at 12 °C instead of 6 °C, a well-insulated cabin with a modest heater, and a timer that warms the sauna for the evening only can halve the monthly bill without changing how the rooms feel.

Maintenance is simpler too: one visit a quarter, with the owner trained to turn the stones and clean the chiller filter in between.

Anse Takamaka

Anse Takamaka is Mahé's south-west coast at its most dramatic: white sand, huge granite boulders and the takamaka trees that give the bay its name growing down to the beach.

Sand beside rock

Soft sand and solid granite can be a metre apart here. We test before designing: where rock is near the surface the plinth is pinned into it, and where there is deep sand we use piled or raft footings, because a plunge that settles tears its own waterproofing.

Takamaka shade saves money

The dense takamaka canopy is the cheapest chiller upgrade there is. A plunge under it rather than on an open deck costs less to run every month, so we design around the trees instead of clearing them.

Open to the south-west swell

This is an exposed beach with swell and spray, so the full marine specification applies, with quarterly maintenance and a corrosion check at every visit.

Holiday houses left closed

Many Takamaka houses are second homes. A room that stands shut for months needs a humidistat-controlled fan that runs by itself, a written shut-down and start-up routine for the caretaker, and, if the owners want it, a remote temperature and leak alarm to their phone.

The chiller can be set to hold a gentle setpoint while the house is empty, which costs less than pulling a warm tub down from scratch the week the family arrives.
