The older Ikoyi houses have the one thing the rest of Lagos does not: mature trees and real garden space. A full arrangement — cabin, plunge, rinse and a shaded bench — takes about 14 to 18 m² and works beautifully under existing canopy.

That shade is worth money. A plunge under an established tree runs measurably cheaper every month than one on an open terrace, and we design around the trees rather than clearing them.

Older houses, older boards

Some of these houses have electrical installations that predate the inverter era and have been extended twice. We survey the board and the inverter arrangement before promising a heater size, and occasionally the honest answer is a smaller cabin rather than an expensive upgrade.

Where a house has been fully re-fitted with a modern hybrid system, the conversation is much shorter and the options much wider.

Boundaries are close

Plot boundaries here are tight enough that a badly sited condenser is a genuine dispute with a neighbour you will see every day. Plant on the house side, behind louvres or planting, grille facing away, on anti-vibration mounts. Quiet is a design decision, not luck.
