The supply is already there — it needs sequencing

Houses here typically have a substantial inverter, a battery bank and a standby generator, which means we are not asking whether a sauna is possible, we are deciding where its load sits.

Heater on a scheduled circuit, chiller inhibited during heat-up, neither able to start at the same instant, and both verified onto the part of the board the changeover actually feeds. We work from the property's real figures rather than an assumption about what a house this size can carry.

Waterfront means lagoon air

Reclaimed land on the lagoon gets humid, brackish air continuously. A4 stainless fixings, end grain sealed before assembly, ventilated voids under cabins and sealed filtered plant enclosures. It is a grade below open-ocean specification but it is not inland.

Plant sits raised and enclosed on the landward side, which also keeps it away from the view and out of the neighbours' hearing.

Estate rules and discretion

The estate has rules on external works, contractor access and working hours. We prepare the submission — a drawing, an elevation, a plant position and a noise figure — and we schedule deliveries so a lorry is not sitting on the estate road.

Most of what we build here is deliberately invisible: plant behind louvres, hoses buried, controls in a cupboard. Clients at this level want the room, not the machinery.
