Read more →Masaki is where most of Dar's expatriate community lives, and it splits neatly into two briefs: peninsula villas with gardens, and apartment towers with terraces and a body corporate.

A Masaki garden takes the full arrangement — cabin, plunge, rinse and a shaded bench — in around 14 to 18 m². The peninsula gets sea air without the direct exposure of a beach plot, so specification is a grade below full marine but not inland: A4 on anything in the water circuit, sealed end grain, plant enclosed and raised.
Shade planning matters more than equipment here. A plunge under mature shade runs measurably cheaper than one on an open terrace, every single month.
In the towers the constraints are the service lift, the terrace loading and the building's rules on external units. We measure the lift before quoting, keep panels to a size that fits it, and prepare the drawing and noise figure the body corporate will ask for.
A 900-litre tub is close to a tonne once filled. On a terrace we check the slab or the structural drawing before we quote anything holding water, without exception.
Many residents here are on company leases. Where the occupant does not own the property we build a demountable specification — bolted frame, one service connection, nothing chased into the structure — so the installation leaves with them or transfers cleanly.

A grade below full beach specification, but not inland. Sea air reaches the whole peninsula.
