Park rules come first

Works, materials, noise and above all waste water are regulated here, and the authority asks in writing. We design the grey-water route properly — a correctly sized soakaway away from watercourses, or collection into the property's existing treatment — and specify biodegradable cleaning chemistry from the start rather than substituting it later.

Ozone or UV treatment rather than heavy chlorine is both the compliant answer and the better one for guests. That is a happy coincidence and we use it.

Off-grid loads, light footprint

Solar with generator backup, so heater and chiller are sequenced and never start together, and the heater goes into the solar window where the system allows. Plunge volume is set by the water budget.

Equipment is chosen for serviceability by a small team rather than for specification-sheet performance, because nobody is coming out here for a filter.

Light logistics, heavy planning

Everything arrives by boat in one consolidated load. Panels are small, joints are engineered, and a generous spares kit with part numbers stays on the island. The planning is the heavy part; the build itself is deliberately simple.
