Runda is modern houses on generous stands inside a managed estate, and most of what we build here goes indoors and stays invisible.
Estate approvals
The estate has rules on external works, plant noise and contractor access. We prepare the submission — drawing, elevation, plant position and a noise figure — because a cabin refused after delivery is an expensive lesson.
Working hours are restricted, which adds a few days. That goes into the programme rather than being discovered on day one.
Indoor suites
Houses here usually have a room that can become a suite: a converted garage, an outbuilding or a lower floor. One drainage line, one plant panel, three steps from hot to cold.
The three things that have to be in the build drawing are the drain with a fall, the ducted extract and the cable run. Everything after that is finishes.
Quiet plant
Neighbours are close enough to hear a badly sited condenser. We put plant on the house side behind planting with the grille facing away from boundaries, and we submit a noise figure with the drawing.
