Leases change the brief
When the occupant is an organisation rather than an owner, the questions are who owns the installation at the end of the lease and whether it can be removed without making good. We build a demountable specification — bolted frame, a single service connection point, nothing chased into the structure.
Handover documentation matters more here too: facilities teams want an operating manual, a service schedule and a named contact, and we provide all three.
Old houses, modest supplies
Some of these houses have electrical installations that predate anything we would want to hang a 9 kW heater on. We survey the board before promising a heater size, and occasionally the honest answer is a smaller cabin rather than an upgrade.
