Five Elements Africa

Service, repairs and second lives

Most of our service calls are for somebody else's work, and most of them come down to four things: a scaled generator, tadelakt that was never re-soaped, stones that were never turned, or a chiller that was always too small.

Indicative band: 3,5 – 45 thousand MAD, supplied and installed in Morocco.

Service, repairs and second lives

What a service includes

Sauna: stones out, sorted, turned or replaced — they crack, pack down and choke the airflow that keeps elements alive — element resistance checked, thermostat and overheat cut-out tested, bench fixings tightened, timber cleaned, vents cleared.

Hammam and steam: generator descaled, probe cleaned, drain and trap flushed, tadelakt inspected and re-soaped, silicone joints checked, extract timer tested. Plunge: condenser cleaned, pressures read, cartridge changed, ozone cell checked, water tested.

The four repairs we do most

Steam generators scaled solid on hard mains water. Tadelakt that has started absorbing because nobody soaped it for three years. Heater elements burnt out behind packed stones. And chillers that never held temperature because the basin was never insulated — which is a rebuild of the basin, not a repair of the chiller, and we say so before taking the job.

Refurbishment

An old cabin with a sound shell is usually worth re-lining rather than replacing: strip the benches and lining, check the vapour barrier and insulation, re-line, new heater and controls. An old hammam is usually worth re-skimming and re-soaping. Both come in well under a new room.

In short

  • Six-monthly service for commercial rooms, annual for households
  • Tadelakt re-soaping twice a year — the cheapest maintenance in the building
  • We service rooms we did not build, if parts are obtainable
  • Re-lining a sound cabin or re-skimming a hammam beats replacing it
Questions

Service & repairs in Morocco

Do you travel outside Marrakech?

Yes — Casablanca, Rabat, Tangier, Agadir, Essaouira, Fès and the Atlas. Trips are scheduled in blocks so several jobs share the travel in the same week.

Our steam room smells. Can it be fixed?

Usually. It is nearly always a dried-out trap, an extract with no run-on timer, or water standing where the floor has no fall. The first two are cheap.

How often should tadelakt be re-soaped?

Twice a year in a room used daily, once a year otherwise. It is a half-day with soft soap and a cloth, and we show your team how.
